Concept study · Seaside aparthotel
Międzyzdroje · Baltic coast
The Polish Baltic coast is a strong market for aparthotels and condohotels, where individual buyers own the units and an operator runs the building as a hotel. This study is a five-storey aparthotel set behind the pines and dunes, a short walk from the beach.
What we would deliver
- Building with sea-facing balconies in larch and render
- Suites with kitchenettes, finished to a hotel standard
- Reception, breakfast room, small spa and bike store
- Materials and details chosen for salt air and wind
- Landscaping that protects the dunes
Polish approvals
- Zoning check against the local plan (MPZP)
- Agreement of the Maritime Office (Urząd Morski) for building in the coastal protection belt
- Building permit
- Natura 2000 and environmental screening where the site requires it
- Occupancy permit and hotel category assessment

How we would deliver it
- 01
Feasibility
Site, zoning plan and budget reviewed, with a clear answer on whether the scheme works and what it will take.
- 02
Design
Architecture, structure and services designed together, with the build cost tracked from the first sketch.
- 03
Approvals
Heritage, building permit, Sanepid and fire-safety approvals prepared and followed through to a decision.
- 04
Construction
One project manager, a written programme and a report with site photos at every milestone.
- 05
Handover
Commissioning, inspections, as-built documents and the occupancy permit, so you can open on time.
